The Situation

Indigenous Land Boundary — Sabah Interior

A community of twenty-six families held land under native customary rights, but a development company had begun clearing sections they claimed fell within their licensed area. The families had no formal documentation of the boundary.

What We Did

We coordinated a site assessment with a licensed surveyor and reviewed the historical records held by the Land and Survey Department. The native title claim was documented and submitted, and we represented the community at the resulting inquiry. The development was suspended pending the outcome.

Outcome

The inquiry upheld the community's boundary claim. The development company was required to retreat from the disputed area. The community now has formal documentation of their rights on record with the department.

The Situation

Retail Business Licensing — Kota Kinabalu

A husband-and-wife team was opening a halal food retail outlet in a commercial area. They had registered their company with SSM but were unsure which additional licences were needed and which local authority approvals were required before trading.

What We Did

We prepared a licensing map identifying the halal certification path, the Kota Kinabalu City Hall business premise licence, and the food handling requirements under relevant regulations. We assisted with application preparation for each and tracked submissions on their behalf.

Outcome

All licences and approvals were obtained within five weeks. The business opened as planned, with no outstanding compliance matters. The clients noted that having a single point of contact for all applications removed considerable uncertainty.

The Situation

Unpaid Services — B2B Supplier

A logistics company had MYR 78,000 in outstanding invoices from a long-standing client who had ceased communication. The relationship had been informal over many years, and documentation was incomplete.

What We Did

We reviewed the available records and identified what was enforceable. We advised the client on the limitations of the incomplete documentation before proceeding. A formal demand letter was drafted and served. When no response was received, we filed in the Magistrate's Court and represented the client at the hearing.

Outcome

Judgment was obtained for MYR 63,000 — reflecting the enforceable portion of the outstanding amount. Enforcement proceedings were then initiated, resulting in partial recovery within a further two months.
